{"id":2473,"date":"2025-07-14T15:40:04","date_gmt":"2025-07-14T12:40:04","guid":{"rendered":"https:\/\/nadlansky.co.il\/a-rare-opportunity-for-reservists\/"},"modified":"2025-11-09T19:19:09","modified_gmt":"2025-11-09T16:19:09","slug":"a-rare-opportunity-for-reservists","status":"publish","type":"post","link":"https:\/\/nadlansky.co.il\/en\/a-rare-opportunity-for-reservists\/","title":{"rendered":"A rare opportunity for reservists"},"content":{"rendered":"<h2 data-pm-slice=\"1 1 []\">A rare opportunity for reserve soldiers: thousands of plots of land with special benefits<\/h2>\n<p data-pm-slice=\"1 1 []\">The Israel Land Authority (ILA) has launched a unique initiative, offering thousands of plots for building single-family homes under preferential conditions for Israel\u2019s reserve soldiers.<br \/>\nThis is a particularly significant opportunity, given the gradual decline in available land across the country\u2014especially in central areas, where land is both scarce and expensive.<\/p>\n<p>The list of proposed communities is highly diverse and includes sought-after locations in the center such as Tzofit, Mishmar Ayalon, Ganot, and Kfar HaRa\u2019ah.<br \/>\nIn these communities, the benefits may provide a major advantage for reserve soldiers despite criticism from local residents who were not granted this preference.<\/p>\n<p>Who is eligible for the benefits?<br \/>\nReserve soldiers who meet one of the following criteria will be eligible to participate in the tenders:<br \/>\nServed 45 days or more during the Iron Swords War.<br \/>\nHave performed active reserve duty for six consecutive years, or at least 80 cumulative days of service since the year 2000.<br \/>\nThe benefit can be exercised up to six years after completing active reserve duty, with additional priority given to those who do not own a home.<\/p>\n<p>What discounts do reserve soldiers receive?<br \/>\nThe Israel Land Authority divides the benefits by region:<\/p>\n<p>In National Priority Area A:<\/p>\n<ul data-spread=\"false\">\n<li>A reserve soldier who does not own a home will pay only **16% of the plot\u2019s value.<\/li>\n<li>A reserve soldier who already owns a home will pay only 21% of the plot\u2019s value.<\/li>\n<\/ul>\n<p>In National Priority Area B:<\/p>\n<ul data-spread=\"false\">\n<li>A reserve soldier who does not own a home will pay only 36% of the plot\u2019s value.<\/li>\n<li>A reserve soldier who already owns a home will pay 41% of the plot\u2019s value.<\/li>\n<\/ul>\n<p>The discount is subject to a price ceiling:<br \/>\nIn National Priority Area A, the discount applies up to 900,000 NIS.<br \/>\nIn Area B, it applies up to 500,000 NIS.<br \/>\nAny amount beyond the ceiling requires full payment at 91% of its value.<\/p>\n<p>Additional discounts regardless of home ownership:<br \/>\nReserve soldiers are also entitled to extra discounts on the land itself:<\/p>\n<ul data-spread=\"false\">\n<li>In National Priority Area A \u2013 a 35% discount.<\/li>\n<li>In National Priority Area B \u2013 a 20% discount.<\/li>\n<li>In non-priority areas \u2013 a 15% discount.<\/li>\n<\/ul>\n<p>The discount is capped at up to 100,000 NIS per person.<br \/>\nCouples in which both partners are reserve soldiers are entitled to a double discount of up to 200,000 NIS.<\/p>\n<p>Conditions for selling the plot after winning:<br \/>\nWinners are required to begin construction within four years and complete the skeleton and roof.<br \/>\nThe property may be sold only five years after the date of winning.<br \/>\nAnyone wishing to sell earlier must return the full benefits received.<\/p>\n<p>Is the benefit worthwhile?<br \/>\nFor example, in a tender held in Meitar\u2013Karmit, a 355 m\u00b2 plot was sold for 450,000 NIS, while similar plots in the same area are sold on the open market for double that price or more.<br \/>\nInvesting in single-family home land\u2014especially with such significant discounts\u2014represents a particularly attractive economic opportunity.<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>The Israel Land Authority (ILA) has launched a unique initiative, offering thousands of plots for building single-family homes under preferential conditions for Israel\u2019s reserve soldiers.<br \/>This is a particularly significant opportunity, given the gradual decline in available land across the country\u2014especially in central areas, where land is both scarce and expensive. <\/p>\n","protected":false},"author":1,"featured_media":1478,"comment_status":"open","ping_status":"open","sticky":false,"template":"","format":"standard","meta":{"footnotes":""},"categories":[90],"tags":[58],"class_list":["post-2473","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-real-estate-news","tag-brokerage"],"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v26.6 -
