No need to break down walls: How to improve your rental property with minimal investment
As apartment owners in Tel Aviv, you are certainly familiar with the competition. The good tenants, those who pay on time and take care of the house, are looking for an apartment that feels like a “home” and not like a neglected property.
At NADLANSKY, we see time and again how a small and smart investment before publishing the listing quickly pays for itself, both in the amount of rent and in the speed of the rental.
Here are a few simple actions that change the picture:
1.The Power of Paint and Lighting
It sounds basic, but it is critical. An apartment painted in bright white looks bigger, cleaner, and more inviting. A champion’s tip: replace the yellow and dim bulbs with “daylight” or strong warm white LED bulbs. Good lighting in the bathroom and kitchen conveys cleanliness and modernity, at almost zero cost.
2.The Kitchen is the Heart (Even in a Rental)
You don’t have to replace the kitchen for 50,000 ILS. You can perform a “facelift”:
-
Replacing handles on cabinets with something modern (matte black or stainless steel).
-
Replacing the faucet with a pull-out “swan” faucet. These changes cost only a few hundred shekels but give the feeling of a new and luxurious kitchen.
3.The Bathroom: The Small Touch
Many tenants check the water flow and the cleanliness of the bath/shower first.
-
Make sure there is no mold in the grout (the material between the tiles). Thorough cleaning or regrouting upgrades the appearance wonderfully.
-
Replace the toilet seat with a new one (a must!).
-
Install a luxurious shower head (“rain”).
Why is this financially worthwhile for you? When the apartment looks well-invested, the potential tenant understands that there is a landlord who cares. This allows you to ask for a fair price at the high end of the scale, and most importantly, it attracts tenants who appreciate quality and will take care of what you have provided them.
